Gambarogno - This beautiful small villa (primary or secondary residence) is located in Magadino and directly overlooks the Maggiore Lake with an unobstructable 180 degree panoramic view. In about half an hour it is possible to reach the Ticino capital of Bellinzona with its village dominated by the three castles (UNESCO heritage site), the beautiful city of Lugano bathed by Lake Ceresio, and Luino (Italy) for shopping at the market, if one does not want to use the shopping centres available in the local area.

The entire property enjoys absolute privacy being protected from the public side with a 2.50m high wall. Access is provided directly from the parking spaces.

The main openings of the living area all enjoy views of the lake. On the ground floor is the main entrance including cloakroom, the living area consisting of the dining and living room with fireplace, a large and functional semi-open kitchen, a second bathroom with shower and opening cupolux, and the technical room with laundry. Outside, in addition to a weather-protected entrance, there is a cellar/storage room, a pergola with electric awning, as well as a garden with shower and swimming pool with counter-current. Spacious built-in wardrobes make it possible to store everything necessary without encroaching on the space of the bedrooms.

The finishing materials are excellent and the entire building has always been maintained and serviced regularly. The shading systems are electronically controlled, the kitchen is equipped with V-Zug appliances, and the bedrooms have a wooden parquet floor. Heating is provided by an oil boiler and heat distribution by water coils. The 'Venetian stucco' plaster exterior gives a special touch to this 'pearl' that we recommend you see for yourself.

* « Le Bolle di Magadino » is a delta landscape of unique beauty, extent and ecological value. It can be hiked in a variety of ways along various nature trails.
The « Bolle » is the only estuary of a river on the southern edge of the Alps - and also one of the few in the whole of Europe - that has been preserved in its natural state. In 1974, 350 hectares were placed under nature conservation. The transition area from the mainland to the water is home to an astonishing animal and plant world: around 300 bird species are counted, 60 also breed here. All seasons are suitable for a visit to the Bolle, but when there is snow, the landscape looks downright magical!
